Summary: The initial inspection identified extreme leaking conditions due to improper repair attempts using asphalt, rubber and foil to patch open seams, leaking ridge caps, and flashings. Numerous skylights were also leaking due to failed skylight repair attempts of sealing the skylight edge perimeters with asphalt. The skylights were also coated creating a very dangerous “fall through” situation. The metal R panels of the roof were oxidized and cracking.
We developed a Scope of Work and Specifications to replace the metal deck panels and skylights as needed, clean and remove all oxidation and rusted areas, seal all joints, laps, seams, fasteners and penetrations and restore the skylights. The final step in restoring the Metal Roof consisted of spray applying an Elastomeric Energy Saving Roof Coating.
This new Energy Star Rated Metal Roof now provides exceptional energy savings and long term roof life. This system has a 10 Year Warranty.
