Summary: Leakage problems were occurring over the entire facility. Our evaluation revealed a 2 ply, smooth surface Modified Bitumen Cap Sheet laid directly over the original Asphalt & Gravel Built-up Roof. This Cap Sheet created blistering problems due to voids and moisture trapped between the two roof systems. A Cap Sheet makes finding leaks impossible and added tremendous weight to the structure. Replacing both roofs with a built-up roof was determined to be the best long term solution.
Wet, saturated insulation was replaced with 3.5” of insulation for energy efficiency and to meet state and city energy codes. Proper drain installations were undertaken to ensure that the ponding water would no longer be a problem. A four-ply asphalt membrane was installed with a heavy asphalt flood coat and aggregate surfacing.
By coordinating our work process with the onsite manager, the removal and replacement of the roof system was accomplished without shutting down or disruption of the internal operations of the facility. This roof system has a 15 Year NDL Manufacturer’s Warranty and requires minimal maintenance over the extremely long service life.
