Summary: This facility had been experiencing severe and prolonged leaks in many areas. Core samples taken during our inspection revealed a thin and brittle roof mat that was highly susceptible to splitting. We also observed numerous ponding areas. Examination of the metal deck showed a serious rusting condition due to wet insulation from prolonged leaking that had been occurring.
To prevent a complete deck replacement in the near future we recommended a tear off of the existing roof system with a through cleaning and treatment of the metal deck. We designed a Hybrid Built Up and Modified Bitumen Roof System incorporating Tapered Insulation to solve the drainage issues. This multi-ply system provides a thick skin on the roof for protection and a granulated surface for durability and longevity.
During the construction phase of this project our site visits ensured the metal deck was restored to a new condition and all details of the project were completed in the highest quality manner. We saved our client the extensive cost of deck replacement and provided them with a watertight system. This system is designed for long term with minimal maintenance over the service life of the roof and has a 15 Year NDL Manufacturer’s Warranty.
